Slate Repair on a Brick Townhouse

The Scope

Targeted slate repair plus selective copper flashing replacement on a brick Boston townhouse.

The homeowner had been quoted a full re-roof by two other contractors. On our assessment, we found that the field of the slate was at roughly 8% failure — too high for ignoring, too low to justify replacement. We did targeted replacement of every cracked or slipped slate (about 240 individual slates over a 2,200 sq ft roof), replaced the rusted-out step-flashing at the parapets with 20-ounce copper, and re-pointed the chimney mortar. Cost: about 18% of what a full re-roof would have been. The roof has another 30-50 years of service life left.
